Good meeting!

Finally after 5 hours the meeting is over! We have agreed upon asking prices and I have booked my first sales meeting tonight! Thankfully, since it is a young man I know personally, we will do the meeting at my place, for convenience.  And no, there won´t be any funny business. He is far too young for me and he is even bringing his mum hence she is interested as well!

Wish me luck!

Wouldn´t it just be great if  I manage to sell the first 2 apartments already tonight?

At work early this morning! Have a meeting with the real estate developers regarding the new project. We are now setting prices! Exciting!

Further, listed 2 new objects yesterday that hopefully will sell fast!


....And yes, I speak italian ;)

Seems I have made myself an enemy before even moving in....

Brought in a couple of craftsmen today to have a look at the apartment....sigh, this is going to cost me....worst is that the chairman of the housing cooperative is reluctant to change strains in the house although it is in complete need of it! Just because it has already been changed in his part of the house! Well, he might aswell prepare for defeat! I will get my way! My rat hole apartment (I will put up pictures for you to see) will be a cozy minimialistic top renovated flat as soon as possible!

Clear signs of a slow down on the Swedish housing market

Our firm has so far been as busy as always although we have noticed that our phones are not ringing as much as they used to. But past weeks we have seen signs of a much more careful market hence we listed a house with great location situated in the most exclusive area and the interest is modest. Last year we would have had among 50 clients interested in this property, so far we have booked 10 potential buyers. For our competitors it seems even worse since most of them are relisting properties they put on the market last year. Properties I assumed were sold....

In over my head times 2?

Not only have I booked myself for a new apartment (most expensive apartments ever sold in my town) I have also manage to buy another apartment just across the street from where the new complex will be built. I have bought myself a top floor 3-room flat in complete need of a renovation. First saw it on Tuesday, put in an offer the same day, signed the day after and met up at the bank on friday and voilà: I have a new home which conveniently is over looking the contruction site for my "luxuary" apartment.

In over my head?

I belong to the group claiming we have a housing bubble in Sweden. Most foreign analysts have been pointing this out for long, but Swedes just don´t want to hear it. 20-40% overvaluation is the talk abroad. Swedes claim there is no bubble hence there is still such a great demand surplus, and there is. The surplus demand though is mainly due to a malfunctioning swedish housing market, I claim.  Anyhow I am not taking my own advice, hence I just booked myself for a faaar faaar too expensive flat and with way more space than what I need  (being kind of single and with no kids). Worst, it´s not even built yet, and won´t be finished until end 2014 earliest and hence loans for the association will be signed in 2014. I doubt interest rates will be as low as now in end 2014....

Will this day ever end?

Been at the office since 8 a.m. and it´s now passed 7.30 p.m. and I still have not had lunch...and still got plenty to do, 3 properties to list to start with not to mention start preparing for the new project. Tomorrow I have a meeting at 8.30 (regarding a central flat for myself hopefully) then I have a photo shoot of a way way too expensive house (doubt that will sell for that price and have told selles my mind) then finish of with a showing of a mini-apartment. If we sell the mini-appartment for the asking price it will be a record . So if it seems this day will never end, never mind the week. And when the week finally does end I will feel bad cause I will have so many things left undone....

2012 - A great year for Swedish fashion exports!

Last year was a good year for Swedish fashion exports. Despite the financial crisis the Swedish fashion industry as a whole is moving forward. 

One of the winners is the brand Tiger of Sweden which for 2011/2012 noted a all-time high with an increase in turnover by 12 % to 765 million SEK. 

When in London I visited Carnaby Street and found We are the Superlative Conspiracy, in which I myself am a shareholder....and have lost a small fortune....

Further on Carnaby Street you also find flag ship stores for Cheap Monday and Monki, both brands have been absorbed into the H&M group.

 

One brand that has been making it on the international market is of course Acne, which has been frequently used in international fashion magazines.Today Acne is  sold by 700 carefully chosen retailers in 45 countries.

Other succesful brands are of course J. Lindeberg, Nudie, Filippa K, Björn Borg and Odd Molly

Next predicted success is SWEF -The Swedish Fish which according to the young founders themselves is "Based on the lifestyle of swimmin’ your own way and go BIG with it. Kickin’ straight outta the snow-, skate-, wake- and streetculture in a combination of taking it to the next level." They have already made head lines taking on a big candy producer....


In summary, fashion is becoming big business in export dependent Sweden!

D-day - Divorce Day

The Monday of the first full week back at work after the holidays i.e. D-day is today as this Monday is the day when filing for divorce or seeking legal advice regarding divorce peak.

Finally Friday!

Started the day with a good cup of coffee and then off to a photo shoot, this time a 4-bedroom apartment. I was extremely efficient today, good team work and finished early! Since the apartment is located in my neighbourhood I decided to take the day off afterwards and headed home. Treated myself to a nap but ended up waking up just 1 hour ago....ayayay....Got a call from the office saying people have already registered for the new development project!! :) !!! And in half an hour I will get picked up by a lovely man who is going to take me out for dinner and the rest of the weekend is free! All good!

2013 is going to be great!

Got up early this morning to go on a little road trip! Had a very good meeting with the new project developers, seems we kick-off as soon as in February :) 

Made a pit-stop on the way back in a small village and had lunch, shrimp sandwich....tasty and incredibly cheap....ended up buying a box of pastries for the office!

Now here I am, waiting for my cup of coffee and a pastry! 

Once I´ve eaten my pastry I am off to watch the game and relax!

Back to work

After having spent some lovely days in London i am now back at work...London was great, as always! Lot´s of shopping, especially by my sister who checked in 2 more bags than what she arrived with.......
Further the weather was good most of the time so we managed to do some sightseeing as well!


Despite of enjoying good company, lots of laughter and great food the best thing about the trip was when we in a pub were asked about our age. Since I am heading towards 30 I have started to worry about lines and aging....So when the app. 50 years old bar maid asked how old we were, as if she was doubting to serve us, it first shocked us....I even had trouble remembering my age...after having answered her question (looking like question marks) she looked at us with an astonished face and then said " Looking good, looking good..." Completely made my day!
 
This time we stayed at the Millennium Hotel London Mayfair, I had a club room and it was ok. The rooms were clean, staff was nice, location perfect for us. Beds could have been better and it is time to renovate in my standards, but over all the stay was good. I could sure stay there again, mainly because everything went smoothly with the staff, perfect location and  cleanliness. Since it is situated at Grosvenor Square it was also calm and quiet! Perfect for families I´d say.
